The Right Place At The Right Time - November 2005 The Clover Hill Business Park in West Hanover Township has had phenomenal success in selling land during 2005. The land is available for office and commercial use. What is fascinating, is this park got caught in the crosshairs of the development going farther east (toward Lickdale and Fredericksburg) and the development going north and south on Route 39 (Giant Shopping Center and more than 2,000 housing units either approved or under construction). When we originally started marketing the project, numbers of $80,000 per acre were discussed, as we sincerely believed the park would be a flex warehouse park attracting companies such as Terminix, ChemLawn, computer companies and maybe contractor supply companies. It appeared that single-story buildings with a dock/drive in combination to the rear, parking in the front and with bay sizes 4,000 to 8,000 SF would be very marketable. As we speak, the office land in the park is selling at $195,000 per acre and land with frontage on Route 22 (commercial) was selling at $250,000 per acre, now with asking price of $350,000 an acre. Additionally, the size of the spaces that were originally contemplated (4,000-8,000 SF) have been overshadowed by the 70,000 SF Highmark data center that was recently built and five acres of land that is under agreement for a 40,000 SF office building. The Faulkner-Ciocca car dealership has taken over six acres on the corner for prototype Honda and separate Dodge dealerships. They are in the process of buying more land to fulfill their real estate needs for their business plan. It is amazing - being at the right place at the right time when development occurs can have fantastic effects on the value of your property.
