The Leasing Market - January 2006
by Bill Gladstone, CCIM, SIOR The leasing market has started to rebound and although it is slow, there is a clear consensus that it is definitely coming back. It’s nice to see some of the current leasing is not just people shifting around in the market looking for better deals, bigger space or just different space; but instead it is deals coming from outside the market. This certainly helps increase the absorption rate in Harrisburg. This is being done somewhat at the expense of the selling market (that has slowed slightly), as interest rates have started to creep up. 

With unemployment higher now (in the 4 percent range) than in the past, with some instability still in the economy and a definite fracture in a lot of the local and national political thinking, it appears that real estate (although it should be a good market into ‘06), should be viewed in a guardedly optimistic manner. Things have been very good in real estate for many years; however at any time it could cycle into a different arrangement (not that I expect a drastic move) we have to be watchful.
