It is that time of the year again. The Bill Gladstone Group of NAI CIR will be bowling in the Big Brothers Big Sisters' Bowl for Kids' Sake on March 27th at ABC Lanes West in Mechanicsburg. The purpose is to raise awareness for kids in Cumberland, Dauphin, Perry and Lebanon counties who need a mentor.
Right now, there are kids in your community who could thrive if they only had a caring adult mentor. Help make this happen by getting involved and helping us exceed our goal again this year. We have decided to more than double our previous goal to $3,500 in 2010. To achieve this goal we will need your support!

Harry
Fox, Jr. owned a 13,000 SF building on 3605 Hartzdale Drive in
Camp Hill. Harry planned to lease the building when an offer to
purchase showed up through another broker. A price was agreed upon,
a due diligence period was performed, and the building was sold.
It worked out well for everyone and the buyer was committed to
purchasing the property. |

- New CVS/pharmacy Location |
|
The former gas station at the SWQ of Elmerton Avenue and N. Progress Avenue has been sold to Templar Development for a new CVS/pharmacy. The lease was signed, the land development plan was approved, but the deal became challenging when financing mechanisms changed due to the current economy. The seller, Rob Hummelbaugh, understood the situation well and worked out additional time with Templar to get the deal done. Rick Bowen, Wayne Hippo and Mark Veon (the “Templar team”) worked with Rob, the owners of the land adjacent to Rob’s
site, the neighbors for zoning relief, and Susquehanna Township.
Additionally, their persistence with PennDOT paid off as a Highway
Occupancy Permit was finally issued (the last piece of the puzzle)
and the deal came together. |

Kym
Kauffman put her building up for sale at 205 Industrial Drive in
Highspire. Jason Grace with Landmark Commercial Real Estate found
a buyer for the former recycling center. Dave Getz, Esq., the attorney
representing Kym, helped work through the details with some financing
Kym had through SEDA-COG and the SBA. Although it took time, it
was worth the wait as the property sold very close to the asking
price. Dave Getz did a fine job heading up the disposition and
the buyer is pleased he received a building that fits his intended
use.

- Standard Process of Pennsylvania Purchased 3.4 Acres |

Ben
Wigton of Standard Process of Pennsylvania, a natural herb supplement
for animals and humans, has purchased 3.4 acres in the Stoneridge
Business Park in Lower Swatara Township. Ben plans to build a brand
new 16,000+ SF building to accommodate the growing needs of his
business. Ben, represented by Jack Shepley of NAI CIR, worked well
with the property owners, Don and Allen Smith of Conewago Contractor
Inc. It was a fairly smooth deal and all issues were dealt with
in a timely manner. Ben had a great understanding of how he wanted
his business to progress into the future and we proceeded along
that avenue.

- Custer Contracting Group Purchased 2.7 Acres |
|
Custer
Contracting Group, owned by Stan Custer, Jr., purchased 2.7 acres
of office/commercial land at 2901 Linglestown Road. Stan and his
attorney, Jim Clippinger of Caldwell & Kearns,
worked closely with the two estates involved in this transaction.
Stan and Jim were meticulous in their approach and took each item
as it was presented and worked through it all. Now Stan owns land
adjacent to his current holdings in the Sturbridge Business Park
and is planning build-to-suits for a later date. |

- Maximus leased 11,370 SF |
|
Maximus,
a government contractor, has leased 11,370 SF at 6385 Flank Drive
in Gateway Corporate Center, Lower Paxton Township. The broker
representing Maximus was John Susanin with SSH Realty out of Radnor.
Property manager Elaine Mottilla with Corporate Office Properties
Trust (COPT) represented the Angel Group, the majority owners.
Elaine addressed every detail, helping the deal run smoothly. John
Hermann with COPT minority owner out of Hunt Valley, Maryland,
was instrumental in negotiating the terms. The final deal was sent
to New York for approval by Danny Mishaan, our contact with the
Angel Group.

- Cohen-Seglias Law Firm Renewed Lease |

Cohen-Seglias
law firm based in Philadelphia has renewed their lease in the Payne
Shoemaker Building on North 3rd Street, Harrisburg. They renewed
and expanded, taking an entire floor. Jason Copley, Esq. and Steve
Williams, Esq., both lead attorneys with the law firm, helped direct
the negotiation. Tom Mohr, executive director for the law firm,
joined in with Jason and Steve to finish the deal. The law firm
has a well-established presence in Harrisburg and is now enjoying
the new expanded space within the building. Everyone did a nice
job putting this deal together.

- Channels Food Rescue Leased New Space |

Channels
Food Rescue has leased warehouse, production and office space at
3305 North 6th Street in Harrisburg. Representing Channels was
Mark Koellner with BL Companies, Dave Desfor with the Hersha Group,
and Pam Polacek, Esq. with McNees, Wallace & Nurick. These are
board members took the project very seriously and found a building
to accommodate all of Channels various needs: production space,
storage, office and room for a café. Channels provides bulk and
prepared foods to many local organizations. It is a very worthwhile
cause and many have come to rely on their services over the years.
It is obvious the people on the board were very dedicated and passionate
about Channels’ success.
Everyone involved remained patient as the deal moved forward, working
with the landlord until it all came together. Pam, Dave and Mark
did a wonderful job representing such a fine organization. |

- First Industrial Realty Trust Has Relocated |
|
First Industrial Realty Trust (FIRT) has relocated their regional office to 2601 Market Place in Commerce Park, Harrisburg. The property is owned by The Angel Group and managed by Corporate Office Properties Trust (COPT). The Regional Development Officer for FIRT, Jeff Thomas, worked very well with Elaine Mottilla, COPT’s
local property manager. Danny Mishaan and the Angel Group, the
majority owner of the building, approved the lease. Thanks Elaine
and Jeff for the professionalism shown throughout the deal.

- Triple Crown Corporation Purchased 1282 N. Mountain
Road |
|
The
former gas station site at 1282 N. Mountain Road was purchased
by Triple Crown Corporation headed by Mark DiSanto, CEO. Amresco,
the lender who was in control of the property and represented by
Chris Peters, wanted to remove this from their investment portfolio.
Mark and Chris worked well together and in consultation with Triple
Crown’s outside attorney Ric Martsolf of Seratelli Schiffman Brown & Calhoun.
It was a tough transaction since the property and a sister property
had to be foreclosed upon together in order to remove liens. With
Ric’s
help, Mark navigated through the legal system successfully and
Triple Crown purchased the property. |

Kazi
Foods of New Jersey, Inc. has opened their latest Yum brand restaurant,
a Kentucky Fried Chicken on Walnut Bottom Road in Shippensburg
(adjacent to Rutter’s and Kmart). Property owner and landlord
Tod Shedlosky was very receptive to working with us. Tod’s
attorney, Steve Nudel, negotiated the lease with Kazi Foods’ regional
director Lee Dicely and their attorney Scott Staruch of Laws,
Staruch & Pisarcik. Kazi Foods made a dramatic last minute change
with the construction. Steve Poludniak, Director of Corporate
Administration for Kazi Foods, stepped in to take charge by bringing
in a new construction company. |

Locust Street in Harrisburg has been acquired by Phelan Hallinan & Schmieg,
a Philadelphia based law firm specializing in foreclosure and
bankruptcy services for lenders. The entire team at Phelan Hallinan & Schmieg
and their related mortage companies were instrumental in getting
this property to settlement.

- Rite Aid |

The
third and final piece of land for the new Rite Aid Pharmacy in
Camp Hill has settled; construction should begin sometime in
the second quarter of this year. The first two pieces of land
were the former sites of Kentucky Fried Chicken and T-Mobile
at 32nd and Market Streets. All were sold to Mid-Atlantic Development.
The final piece was Lio’s Pizza and Subs owned by Romeo
and Alberico Lio. Although the economics of the deal were favorable,
it was a tough decision for them because Lio’s had built
a tremendous business and was well-known in the area. Mid-Atlantic
Development has an approved plan for a Rite Aid covering all
three parcels.

Rogers
Benefit Group has leased office space in the Cliffdale Office
Park for their Central Pennsylvania location. Jim Peter and Greg
Bower will be managing this location. The efforts of these two,
along with Joe McNally’s efforts from the landlord entity
The Saint Paul Group, made this deal a success from the start.

The
buildings at 1425-1429 North Third Street have been sold to Third
Street Developers, a development group that has had a tremendous
impact on the North Third Street corridor in Harrisburg’s
mid-town area. Doug Niedick, Warren Persak and Matt Tunnell (all
with Third Street) worked well with Bryan Davis, director of
the Redevelopment Authority for the City of Harrisburg. Attorney
Stu Magdule with Smigel, Anderson & Sacks represented both parties
and worked to keep a careful balance, especially since state
funds were involved. Everyone involved worked well together.

AAA
of Central Pennsylvania (AAA) under the leadership of Mitch Hillman,
president, and Frank Frailey, vice president, has relocated in
the Peebles Shopping Center on Route 30 in Gettysburg. Mitch
and Frank worked together to finalize all decisions. They were
patient as the deal progressed, even with some issues that were
not quickly responded by the landlord. Now AAA has a very productive
new home in larger and more convenient quarters within the same
shopping center. |

Dairy Ingredients (IDI) has located their new office to 214 Senate
Avenue in Camp Hill. Tod Shutt of Szeles Real Estate Company
worked with IDI to set up a win-win situation. The space in the
Senate Avenue building has been working well. Benoit LeClercq
is currently in charge of running the office with their administrative
person Tracy Roe. The deal moved along smoothly and everyone
involved made sure the lease details were met. |

Central Pennsylvania
Rehabilitation Services has opened another location at 470 Friendship
Road in TecPort Business Park adjacent to the Harrisburg Mall.
Owner Rick Tribbit chose this location for a new area of clientele
as his services continue to be in greater demand throughout South
Central Pennsylvania. The facility was built out quickly using
the construction services of Bob Hanes, owner of What About Bob.
